What a home inspection is

A home inspection is a professional, top-to-bottom visual evaluation of the home’s condition — typically done during your option period (what that is). The inspector checks the major systems and components and gives you a detailed report.

What it typically covers

  • Structure — foundation, roof, attic, walls
  • Systems — HVAC, plumbing, electrical, water heater
  • Major components — appliances, windows, drainage, and more

In Texas, inspectors follow a standard format, and you’ll get a report flagging items as deficient or needing attention.

What it’s not

  • It’s not an appraisal (that’s about value — see Understanding Home Appraisals).
  • It’s a visual inspection — inspectors don’t open walls, and some issues need specialists (foundation engineer, plumber’s scope, etc.).
  • It’s not pass/fail — every home, even new construction, has findings.

How to use the results

This is where it pays to stay calm and strategic. With your agent, sort findings into:

  • Deal-breakers / safety / big-ticket (foundation, roof, major systems) — worth negotiating.
  • Minor / cosmetic — usually not worth nickel-and-diming.
