A lot of buyers budget for “the mortgage” and picture just principal and interest. But your real monthly payment usually bundles in taxes and insurance too — and in DFW, that matters more than most places. Here’s how it works.

Meet PITI

Your typical monthly payment has four parts, known as PITI:

  • Principal — paying down what you borrowed
  • Interest — the cost of the loan
  • Taxes — property taxes (a big deal in DFW)
  • Insurance — homeowner’s insurance (and PMI, if applicable)

Principal and interest are the “mortgage” people picture. Taxes and insurance are the part that surprises buyers.

What escrow is

Most lenders collect the taxes and insurance portion monthly and hold it in an escrow account, then pay your property-tax and insurance bills for you when they come due. It spreads big annual bills into manageable monthly chunks — and it’s why your payment includes more than P&I.

Why DFW makes this a bigger deal

Because DFW property taxes run higher than many states (~2–2.5%/yr), the “T” in PITI is a substantial slice of your payment. A home’s sticker price can look affordable until you add the tax-and-insurance escrow on top. (Full breakdown: DFW property taxes explained.)

Why your payment can change

Even with a fixed-rate loan, your total payment can rise or fall year to year because the escrow portion adjusts when your property taxes or insurance premiums change. Lenders run an annual escrow analysis; if taxes go up, your monthly escrow goes up. It’s not your rate changing — it’s the tax/insurance bucket.
