Prosper is where a lot of move-up buyers land when they want larger lots, newer homes, and a strong school-district reputation. It sits at the higher end of the North DFW price spectrum, and most of the action is new construction.

What’s available

Expect large-lot new construction in master-planned communities, with pricing that typically runs $550K–$1.1M+ depending on lot, builder, and finish level. It feels more open than built-out suburbs like Plano, and the school-district reputation is a big part of the draw.

Where the leverage is

At this price point, the design center and lot premiums add up fast. Spend where it holds value:

  • Lot premium and structural options — hard to change later, and they hold value.
  • Cosmetic upgrades — keep modest; most don’t return their cost at resale.
  • Outside lender quote — always compare against the builder’s preferred lender before taking the buydown.

The tradeoffs
