Melissa has been one of the fastest-growing cities in the country, and if you’re shopping here, you’re mostly shopping new construction. That’s a real opportunity — newer homes, more land for the money, and frequent builder incentives — but buying new is its own process.

What you’ll find in Melissa

Most inventory is newer construction in growing communities, with typical pricing around $380K–$650K. You generally get more square footage and yard than you’d find at the same price closer in — the tradeoff is a longer commute and a still-maturing set of amenities.

Make incentives work for you

Builder incentives — rate buydowns, closing-cost help, design credits — show up often in fast-growing markets like this. Two rules:

  • Bring your agent on the first visit. Representation is paid by the builder, so it costs you nothing and protects your interests.
  • Compare lenders. Buydowns are usually tied to the builder’s lender — get an outside quote so it’s a bonus, not a trade.

The full playbook is in the DFW New Construction Buyer Guide.

Budget the real monthly number

New communities can carry higher combined tax rates (special districts are common). Run mortgage plus property tax plus insurance before you fall for a floor plan — see DFW property taxes explained.

Buy with resale in mind

In a community of similar new homes, your eventual sale comes down to lot, plan, and finishes. Pick a good lot and a sensible plan now and you’ll thank yourself later.

Pricing, incentives, and availability change frequently and vary by builder and phase. Verify current details before deciding.
