Buying your first home in DFW can feel like everything is either out of budget or an hour from work. It isn’t — you just have to know which suburbs give first-time buyers the most for their money, and what you’re trading to get it.
What first-time buyers should actually prioritize
Before the granite countertops, lock in the three things that drive both affordability and resale: price-per-square-foot, commute, and school zone. Get those right and the house itself is the easy part.
Where your budget goes furthest
A few North/East DFW suburbs consistently give first-time buyers more home per dollar:
- Sherman — the lowest price-per-square-foot on my list (roughly $260K–$480K), furthest out, with real job growth coming. Best for maximum value or remote workers.
- Rowlett — lakefront pockets and one of the shorter commutes into Dallas (roughly $320K–$580K).
- Wylie — Collin County schools and a tight community feel without Plano/Allen pricing (roughly $330K–$600K). See why Wylie is underrated.
- Melissa — fast-growing, mostly newer construction, more land for the money (roughly $380K–$650K).
Don’t skip these money-savers
- Builder incentives — if you go new construction, rate buydowns and closing-cost help can change your monthly payment. Just compare the builder’s lender against an outside quote.
- Homestead exemption — once it’s your primary residence, file it; it lowers your taxable value and caps annual increases. (More in DFW property taxes explained.)
Budget the full monthly number
Don’t shop on list price alone. Run mortgage plus property tax (about 2–2.5%/yr here) plus insurance for each home you consider — a cheaper house in a higher-tax area can cost more every month than a pricier one nearby.
